By (1) using this website, and (2) by submitting your information — including creating a listing or an account, if applicable — and clicking to agree to these Terms of Service and our Privacy Policy, you agree that you are giving your express consent to all the terms below, as well as our Privacy Policy. You agree that doing so constitutes your electronic signature and is equivalent to a written signature. If you would prefer a paper copy of either document, email support@superkreatives.com and we will send you one.
By accessing findmortgageagent.ca, you are consenting to the information collection and use practices described in the Privacy Policy.
A French version of these Terms is available at findmortgageagent.ca/fr/terms, and French versions of our Privacy Policy and Agent Policy are available as well. If you are in Quebec, you have the right to receive and review the French version before agreeing to these Terms. If you have expressly chosen to be bound by the English version after having had the opportunity to review the French version, the English version applies to you; in case of any inconsistency affecting a Quebec consumer, the French version prevails to the extent the Charter of the French Language requires it.

EXPRESS CONSENT. BY SUBMITTING YOUR CONTACT INFORMATION — INCLUDING THROUGH A CONNECT FORM, AN ONBOARDING APPLICATION, OR AN ACCOUNT SIGNUP — YOU ARE PROVIDING YOUR EXPRESS CONSENT TO RECEIVE ELECTRONIC MESSAGES FROM US RELATED TO THAT SUBMISSION, AT THE EMAIL ADDRESS AND, WHERE PROVIDED, THE TELEPHONE NUMBER YOU ENTERED, IN COMPLIANCE WITH CANADA'S ANTI-SPAM LEGISLATION ("CASL").
NO PURCHASE NECESSARY. AGREEING TO THESE COMMUNICATIONS IS NOT A CONDITION OF USING FIND MORTGAGE AGENT — BROWSING, FILTERING, AND CONTACTING AN AGENT ARE FREE AND DO NOT REQUIRE AN ACCOUNT.
REVOKING CONSENT AND OPTING OUT. YOU MAY REVOKE YOUR CONSENT TO RECEIVE COMMERCIAL ELECTRONIC MESSAGES AT ANY TIME BY USING THE "UNSUBSCRIBE" LINK IN ANY SUCH MESSAGE, OR BY ANY OTHER REASONABLE MEANS. OPT-OUT REQUESTS ARE HONOURED WITHIN THE 10 BUSINESS DAYS CASL REQUIRES. WITHDRAWING CONSENT DOES NOT AFFECT MESSAGES THAT ARE PURELY TRANSACTIONAL OR NECESSARY TO PROVIDE A SERVICE YOU HAVE ALREADY REQUESTED (FOR EXAMPLE, A REPLY FROM AN AGENT YOU CONTACTED, OR AN ACCOUNT-SECURITY NOTICE), SINCE THOSE ARE NOT "COMMERCIAL ELECTRONIC MESSAGES" UNDER CASL.
You represent and warrant that:
Talk to us first. Before starting any court proceeding, you agree to give us written notice of the dispute at support@superkreatives.com describing the issue and what you are seeking, and a reasonable opportunity — not less than 30 days — to resolve it informally. We commit to the same before starting a proceeding against you.
If you are a borrower or other consumer: nothing in these Terms takes away your right to go to court, including small claims court, or to participate in a class proceeding, and nothing in these Terms limits or waives any right you have under the mandatory consumer-protection law of your own province or territory. We do not impose arbitration on consumers.
If you are a listed agent: disputes between you and us arising out of your listing or participation in the directory are resolved by binding arbitration as set out in our Agent Policy, which you accepted when you submitted your listing. That arbitration agreement applies to agents in their commercial capacity only — never to borrowers.
We agree that the laws of the Province of Ontario and the federal laws of Canada applicable there, without regard to conflict-of-laws principles, will govern these Terms and any dispute of any kind between you and the Company — except where the mandatory law of your own province or territory (including consumer-protection law and, in Quebec, the Consumer Protection Act and the Civil Code of Québec) gives you rights or requires a forum that applies regardless of this clause. If you are a consumer, you may bring a claim in the courts of your own province where the law gives you that right.
FIND MORTGAGE AGENT IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS. WE MAKE NO REPRESENTATIONS OR WARRANTIES, EXPRESS OR IMPLIED, AS TO THE OPERATION OF THIS SITE OR THE INFORMATION, CONTENT, OR LISTINGS INCLUDED ON IT. YOU EXPRESSLY AGREE THAT YOUR USE OF THIS SITE IS AT YOUR SOLE RISK.
TO THE FULL EXTENT PERMITTED BY APPLICABLE LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE. WE DO NOT WARRANT THAT THIS SITE OR EMAIL SENT FROM IT IS FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS. WE WILL NOT BE LIABLE FOR ANY DAMAGES OF ANY KIND ARISING FROM THE USE OF THIS SITE, INCLUDING DIRECT, INDIRECT, INCIDENTAL, PUNITIVE, AND CONSEQUENTIAL DAMAGES, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
If you are dissatisfied with Find Mortgage Agent, or with any of these Terms, your sole and exclusive remedy — other than a claim these Terms or the law expressly preserve — is to discontinue using the site.
Some jurisdictions do not allow certain warranties or liability to be excluded or limited. In particular, if you are a consumer, nothing in this section excludes or limits warranties, guarantees, or liability that cannot be excluded or limited under the consumer-protection law of your province or territory — including, in Quebec, the legal warranties under the Consumer Protection Act and the Civil Code of Québec. This section applies only to the extent permitted by that law.
LIABILITY CAP. TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL LIABILITY TO YOU FOR ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS OR YOUR USE OF FIND MORTGAGE AGENT — WHETHER IN CONTRACT, TORT, OR OTHERWISE — WILL NOT EXCEED THE GREATER OF (A) CAD $100, OR (B) THE TOTAL AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM AROSE. SINCE FIND MORTGAGE AGENT IS FREE FOR BOTH BORROWERS AND AGENTS IN PHASE 1, THIS CAP IS CAD $100 FOR VIRTUALLY EVERY USER TODAY. THIS CAP DOES NOT APPLY WHERE IT CANNOT BE ENFORCED UNDER THE CONSUMER-PROTECTION LAW OF YOUR PROVINCE OR TERRITORY, OR TO A PARTY'S OWN FRAUD, GROSS NEGLIGENCE, OR WILFUL MISCONDUCT.
Find Mortgage Agent is strictly an online directory and reputation-management platform.
Any information found on this site is for informational purposes only. An agent's "Verified" badge indicates that we checked their licence against their provincial regulator — it does not constitute an endorsement of their financial products, services, or advice (see How verification works). Find Mortgage Agent operates as a directory for licensed professionals to be found by borrowers, not as a party to any mortgage transaction.
We do not guarantee the accuracy, completeness, or current status of any agent's self-declared listing content (fees, availability, lender access, specializations, and similar fields are the agent's own statements — see How verification works for exactly what we do and don't check), and we do not guarantee that using Find Mortgage Agent will result in any particular mortgage outcome, approval, rate, or business relationship.
If a dispute arises between you and a mortgage agent, brokerage, or lender you connected with through Find Mortgage Agent, you release Find Mortgage Agent (and our officers, employees, and agents) from any claims, demands, and damages of every kind arising out of or in any way connected with that dispute, to the extent permitted by law. You are solely responsible for your interactions with other users of Find Mortgage Agent, and while we may choose to look into a reported dispute, we have no obligation to become involved. We are a neutral directory, not a party to that relationship or its outcome — see "Purpose of our website" above. This release does not affect your ability to report a listed agent under "Verification & listings" below, to dispute a review under our Review & Content Policy, or any right you have under mandatory consumer-protection law.
The purpose of findmortgageagent.ca is to allow borrowers to find, and mortgage agents to be found by, a free, neutral directory of regulator-verified agents. To gain access to certain features you must submit certain personal information; to assure the value of the service, you agree to provide accurate and complete information. Any agreement you enter into with a third party — including a mortgage agent you contact through Find Mortgage Agent — is strictly between you and that third party.
All content on this site — including text, graphics, logos, icons, images, and the compilation of the directory itself — is the property of Find Mortgage Agent or its licensors and is protected by copyright and other intellectual property laws, except content submitted by users or sourced from third parties like Google. This content may not be copied for commercial use or distribution, modified, or reposted to other sites. Framing of any content on this site is strictly prohibited.
You may not:
Agents grant Find Mortgage Agent a non-exclusive, royalty-free licence to display their professional information, credentials, and any content they submit (photos, gallery images, bio) on our platform and in our own marketing materials, in connection with operating the directory.
If you voluntarily send us ideas, suggestions, or other feedback about Find Mortgage Agent, you agree we may use it without restriction or compensation, and that we may already have — or later develop — something similar on our own.
Find Mortgage Agent grants you a limited licence to access and make personal use of this site, and not to download or modify it, or any portion of it, except with our express written consent. This site, or any portion of it, may not be reproduced, duplicated, copied, sold, resold, or otherwise exploited for any commercial purpose without our express written consent.
Financial decisions, including decisions about a mortgage, are serious decisions that should not be taken lightly. Find Mortgage Agent does not, via this website or otherwise, encourage you to make any particular decision about a mortgage without first seeking professional advice from a licensed mortgage professional and, where appropriate, a lawyer or accountant. Material on this site is offered as information only and not as financial, legal, accounting, or mortgage advice. You should contact your own professional advisors for such advice.
You agree that you must evaluate and bear all risk associated with your dealings with any mortgage agent, broker, or lender linked to, included in, or referred to by this site. Your choice to deal with any agent listed on Find Mortgage Agent is made at your own discretion and risk, and you are solely responsible for that dealing. Except to the extent liability cannot be excluded under the consumer-protection law of your province or territory, we will not be liable for any damages of any kind arising from your dealings with an agent, broker, or lender connected through this site.
Information on this site may occasionally be outdated or otherwise incorrect. We can only provide information with which we have been provided, and accept no responsibility for information that is out of date or otherwise invalid.
Agents: the summary below is restated in fuller detail in our Agent Policy, which every agent explicitly acknowledges when submitting a listing. Where the two differ, this document controls — except the Agent Policy's arbitration agreement, which is the operative dispute-resolution term for agents.
By completing an onboarding application or a Connect form on this site, you agree that:
"Verified" means we manually checked that an agent's licence is active with the stated regulator at the time of review — the process is described publicly at How verification works. It is not an endorsement or a guarantee of quality or outcome. We may re-verify at any time, and may remove or suspend a listing that:
Borrowers with a genuine interaction may leave reviews, subject to our Review & Content Policy. Reviewers are responsible for the content of their reviews, which must be honest and based on real, first-hand experience. We do not endorse any review, and we do not pay for, or offer incentives in exchange for, reviews.
We moderate user content on a notice-and-takedown basis: if you believe a review or other user content is fake, defamatory, or otherwise unlawful, report it to support@superkreatives.com as described in the Review & Content Policy, and we will review the complaint promptly and remove or annotate content where appropriate. We may also, on our own initiative, decline or remove content that is fake, abusive, defamatory, or otherwise violates these Terms. By posting content on Find Mortgage Agent, you grant us a non-exclusive, royalty-free licence to display and distribute it in connection with operating the directory. Google-sourced reviews shown on Find Mortgage Agent remain subject to Google's terms.
Maps and any live review content shown on Find Mortgage Agent are provided through the Google Maps Platform and are subject to Google's Terms of Service. From time to time Find Mortgage Agent may also link to other third-party sites and services, such as an agent's own website or brokerage. We are not responsible for the content of any link to or from this site; we do not endorse the policies, practices, or opinions of other sites linked to or from Find Mortgage Agent, and a link is provided only for your convenience, not as an endorsement.
To create an account you must be at least the age of majority in your province or territory and using Find Mortgage Agent from within Canada. You agree to provide accurate, current information, to keep your password confidential, and to be responsible for activity under your account. Tell us promptly at support@superkreatives.com if you suspect unauthorized use.
You may stop using Find Mortgage Agent at any time and can delete your account from your settings. We may suspend or terminate access if you breach these Terms, if we can't verify a listing, or as needed to protect the service or comply with the law. Sections that by their nature should survive termination — including intellectual property, disclaimers, limitation of liability, and indemnity — continue to apply.
If you are a listed agent, you agree to indemnify Find Mortgage Agent against claims and costs arising from your breach of these Terms or the Agent Policy, the content of your listing, the services you provide to your clients, or your violation of any law or third-party right.
If you are a borrower or other consumer, you are responsible to us only for loss we suffer that is directly caused by your unlawful conduct or your intentional misuse of the site (for example, submitting fraudulent enquiries or posting content you know to be false). This paragraph does not apply to the extent the consumer-protection law of your province or territory prohibits it.
We may amend these Terms and our Privacy Policy from time to time. For a material change, we will give you advance notice — at least 30 days before the change takes effect — by email (if you have an account) and by a notice on this site, identifying the change, the version it modifies, and the date it takes effect. If you do not accept the change, you may stop using Find Mortgage Agent and, if you have an account, close it before the effective date at no charge; if you are in Quebec, you have the rights to refuse a unilateral amendment that the Consumer Protection Act gives you. Non-material changes (for example, clarifications and typo fixes) may take effect on posting, with the "Last updated" date above revised. Your continued use after the stated effective date of a change constitutes acceptance of that change. Each version of these Terms is identified by its date, and the version you accepted is recorded with your account.
