You are entering an agreement with Find Mortgage Agent, operated by Superkreatives (13929931 Canada Inc.) ("Find Mortgage Agent", "Company", "us", "we", or "our"). By (1) using this website, and (2) by creating an account and ticking the box confirming you agree, or by submitting a Connect form, you are giving your express consent to this Privacy Policy and to our Terms of Service. Ticking that box or submitting that form is the electronic equivalent of a written signature and has the same legal effect. If you would prefer a paper copy of either document, email privacy@findmortgageagent.ca and we will send you one. A French version of this policy is available at findmortgageagent.ca/fr/privacy.
The person in charge of the protection of personal information at Find Mortgage Agent is our Privacy Officer — [name of founder/officer to be added before public launch], Privacy Officer, Superkreatives — reachable at privacy@findmortgageagent.ca. The Privacy Officer is responsible for our compliance with the Personal Information Protection and Electronic Documents Act (PIPEDA), Quebec's Act respecting the protection of personal information in the private sector (as amended by Law 25), and the other laws referenced in this policy, and handles all access, correction, deletion, and complaint requests.
EXPRESS CONSENT. BY SUBMITTING YOUR CONTACT INFORMATION TO FIND MORTGAGE AGENT — INCLUDING THROUGH A CONNECT FORM, AN ONBOARDING APPLICATION, OR AN ACCOUNT SIGNUP — YOU ARE PROVIDING YOUR EXPRESS CONSENT TO RECEIVE ELECTRONIC MESSAGES FROM US RELATED TO THAT SUBMISSION, AT THE EMAIL ADDRESS AND, WHERE PROVIDED, THE TELEPHONE NUMBER YOU ENTERED, IN COMPLIANCE WITH CANADA'S ANTI-SPAM LEGISLATION ("CASL").
REVOKING CONSENT. YOU MAY WITHDRAW THIS CONSENT AT ANY TIME. EVERY COMMERCIAL ELECTRONIC MESSAGE WE SEND INCLUDES A WORKING UNSUBSCRIBE MECHANISM, AND REQUESTS ARE HONOURED WITHIN THE 10 BUSINESS DAYS CASL REQUIRES. WITHDRAWING CONSENT DOES NOT AFFECT MESSAGES THAT ARE PURELY TRANSACTIONAL OR NECESSARY TO PROVIDE A SERVICE YOU HAVE ALREADY REQUESTED (FOR EXAMPLE, AN ACCOUNT-SECURITY NOTICE OR A REPLY FROM AN AGENT YOU CONTACTED) — THOSE CONTINUE REGARDLESS, SINCE THEY ARE NOT "COMMERCIAL ELECTRONIC MESSAGES" UNDER CASL.
By submitting your information, you represent that you are the subscriber for, or the authorized user of, any email address or phone number you provide, that you are at least the age of majority in your province or territory, and that you are using Find Mortgage Agent from within Canada.
Disputes relating to this Privacy Policy are handled under the "Dispute resolution" section of our Terms of Service: contact us first at privacy@findmortgageagent.ca and give us a reasonable opportunity to resolve the issue. Nothing in this policy or the Terms limits your right to complain to a privacy regulator (see "Contact information" below) or, if you are a consumer, any right you have under the mandatory consumer-protection or privacy law of your own province, including the right to go to court.
The laws of the Province of Ontario and the federal laws of Canada applicable in Ontario govern this Privacy Policy, without regard to conflict-of-laws principles — except where the mandatory law of your own province (including Quebec's private-sector privacy act) gives you rights that apply regardless.
We may amend this Privacy Policy from time to time. For a material change — for example, a new purpose for using your information, a new category of disclosure, or a new service provider handling your data — we will give you advance notice, at least 30 days before the change takes effect, by email (if you have an account) and by a notice on this site, identifying what is changing and the date it takes effect. Where a new use or disclosure requires fresh consent under privacy law, we will ask for it rather than assume it. Non-material changes (clarifications, contact details, typo fixes) may take effect on posting, with the "Last updated" date above revised. Each version of this policy is identified by its date, and the version you accepted is recorded with your account.
Personal information from borrowers. When you submit a Connect form to reach an agent, we collect your name, your email and/or phone number, and details about what you're looking for (your "need" — for example transaction type, timeline, and any notes you add). Browsing, filtering, and searching the directory do not require an account and can be done anonymously.
Personal information from agents. When you create a listing we collect the profile information you provide during onboarding — your licence number, regulator, province(s) you are licensed in (including any additional-province licences), brokerage, languages, specializations, designations, lenders, service area, fees, availability, bio, and photos — so we can build and manually verify your public listing.
Account information. Agent, borrower, and admin accounts are authenticated through Supabase Auth, which stores your email address and a securely hashed credential on our behalf. We also record when you accepted these policies and which version you agreed to.
Usage information. Like most websites, when you visit Find Mortgage Agent we and our analytics provider may automatically receive limited technical information, such as your IP address, browser and device type, operating system, referring page, and pages viewed. See "Cookies & automatically collected information" below for how, and under what conditions, this is collected.
We collect the information described above:
A cookie is a small file placed on your device that lets a site recognize your browser on a later visit. Find Mortgage Agent uses two kinds: essential cookies needed to sign in and keep you logged in, and analytics cookies (below). Essential cookies are always active — they are not optional, since the service cannot function without them.
We use Google Analytics (GA4) to understand aggregate traffic — how many people visit, which pages are popular — so we can improve the site. GA4 sets cookies in your browser. Because analytics cookies require opt-in consent under Canadian privacy law, analytics stay off by default: the first time you visit, a banner asks whether you accept analytics cookies. Nothing analytics-related loads until you choose "Accept", and choosing "Decline" sets no analytics cookies. You can change your mind at any time using the "Cookie preferences" link in the site footer, which reopens this banner — or by clearing your browser's site data for Find Mortgage Agent, which has the same effect.
We do not use web beacons (tracking pixels) in the emails we send.
We do not use advertising or cross-site tracking identifiers, and we do not sell your data. A signed-in session uses a unique identifier only to keep you logged in; it is not used to track you across other sites.
We use your information to:
We only use your information for the purposes identified here, or for a purpose you separately consent to. Aggregated or de-identified information that no longer identifies you may be used for any business purpose. We do not use your personal information to make any decision about you by exclusively automated means — search results and rankings reflect the filters a visitor chooses and real listing fields, and verification decisions are made by a human reviewer.
Leads go to one agent only. When you submit a Connect form, we send your details to the single agent you contacted, so they can reach you back. We never sell your personal information, and we never send one enquiry to more than one agent.
We disclose personal information to service providers who process it on our behalf, only as needed to run Find Mortgage Agent:
We may also disclose personal information if required to comply with a law, regulation, legal process, or enforceable governmental request; to protect the rights, safety, or property of Find Mortgage Agent, our users, or the public; or if all or part of Find Mortgage Agent's business is sold, merged, transferred, or undergoes bankruptcy or a similar proceeding, in which case personal information would be transferred as a business asset, subject to the acquirer honouring the terms of this policy.
Search-results pages use the Google Maps Platform to show agent locations, and agent profiles may display live ratings and reviews sourced from Google. We do not store Google's review content beyond a place-reference ID — it is fetched live from Google each time a page loads. Your use of any Google-powered map or review feature on Find Mortgage Agent is also subject to Google's Privacy Policy.
We use administrative, technical, and physical safeguards appropriate to the sensitivity of your information — including encrypted connections, hashed credentials, and access controls. No method of transmission or storage is perfectly secure or impenetrable, and we cannot guarantee that your information will never be accessed, disclosed, altered, or destroyed by a breach of these safeguards. We select service providers who offer appropriate contractual data-protection commitments (see "Disclosure of your information" above), but where a breach originates from a third-party provider's own systems and is outside our reasonable control, our responsibility is limited to the extent permitted by law and by the Limitation of Liability in our Terms of Service. You are responsible for keeping your account password confidential, and for telling us immediately at privacy@findmortgageagent.ca if you suspect unauthorized use of your account.
If a breach of security safeguards involving your personal information creates a real risk of significant harm to you (or, in Quebec, a risk of serious injury), we will notify you and report it to the Office of the Privacy Commissioner of Canada and, where required, the Commission d'accès à l'information du Québec, as the law requires. We maintain an internal register of all such incidents.
Agents can review, correct, or remove most profile information at any time from their dashboard. For anything else — including a borrower asking us to delete a lead they submitted, or anyone requesting a copy of the personal information we hold about them — email privacy@findmortgageagent.ca. We may ask you to verify your identity before acting on the request, and we will respond within 30 days or the shorter time required by law.
We keep personal information only as long as it serves the purpose it was collected for, or as required by law, and then delete or de-identify it. Our current retention periods are:
Find Mortgage Agent is not intended for or directed at children. It is intended for adults arranging mortgage financing and for licensed mortgage professionals. By using Find Mortgage Agent, you affirm that you are at least the age of majority in your province or territory, or that you are using it with the involvement of a parent or guardian. If you believe a child has provided us with personal information, contact us and we will delete it.
Find Mortgage Agent may link to third-party websites (including an agent's own website, brokerage, or social profiles, and Google). We are not responsible for the content, security, or privacy practices of any linked site, and a link is not an endorsement. We do not share your personal information with a linked site except as already described in this policy.
Find Mortgage Agent is intended for use within Canada. Our primary database is hosted in Canada (Supabase, ca-central-1 region). Some of the service providers listed above (for example, email delivery and analytics) may process limited personal information on servers located in the United States or elsewhere, where it may be accessible to authorities under the laws of those jurisdictions. We assess these transfers — including, where Quebec law applies, through a privacy impact assessment — and only work with providers who offer appropriate contractual protections. By using Find Mortgage Agent, you consent to your information being transferred to and processed in those jurisdictions.
Providing personal information to Find Mortgage Agent is voluntary, though some features (like being contacted back by an agent) aren't possible without it. You may opt out of a use or disclosure of your information that is not necessary to provide the service you requested, but you cannot opt out of disclosures required to actually deliver a service you asked for (for example, sending your Connect form to the agent you chose to contact).
If Quebec's Act respecting the protection of personal information in the private sector (as amended by "Law 25") applies to you, you additionally have the right to:

Some browsers offer a "Do Not Track" signal. Because there is no accepted industry standard for what that signal should mean or how a website should respond to it, we do not currently alter our data-collection practices when we receive one. Note that our analytics are opt-in regardless — no analytics cookie is set unless you accept the cookie banner.
If you have a question, want to exercise a privacy right, or wish to make a complaint, contact our Privacy Officer at privacy@findmortgageagent.ca (Find Mortgage Agent, operated by Superkreatives — 7 Bayview, Station Rd, Ottawa, ON K1Y 2C5, Canada). If you are not satisfied with our response, you have the right to contact the Office of the Privacy Commissioner of Canada or the privacy regulator in your province — for example, the Commission d'accès à l'information in Quebec, or the Office of the Information and Privacy Commissioner in British Columbia or Alberta.
This policy is accurate to how Find Mortgage Agent currently works. It has not yet been reviewed by a lawyer, and it — along with the bracketed items above — must be reviewed by Canadian privacy counsel before public launch.
